Project News: Port of Everett Marina District


“Back to Basics” is the strategic theme recommended by Leland Consulting Group to the Port of Everett for their 45-acre emerging Marina District. As owner-operators of the largest marina facility on the west coast, the upland development strategy has a value-producing impact on marina-related investments, and vice-versa, with marina-related facilities creating ambiance and character for upland development.

The strategy and resulting plan simultaneously addresses multiple market sector opportunities with a village center supporting lodging, restaurants, and marine-focused retail; an employment center to accommodate science and industry in a mixed office/manufacturing environment; several clusters of housing at varying price levels; and public access via a waterfront park, trail system, and plazas. The Port will serve as master developer and building implementation will be carried out by a variety of builder-owner investors and developers. The market strategy, physical design, project economics, and implementation strategy have been continually linked through the decision-making process with Port leadership.

Members of the multidisciplinary project team, led by Dykeman and supported by Leland, RMC Architects, BST Associates, Reid Middleton, Cascade Design Collaborative and others, presented to the Port Commission in September to convey findings and strategy recommendations going forward.
